Located in Seminyak, away from the dizzy rush and bustle of Kuta - Bali, yet still near to the exciting shopping, restaurants and nightspots. Seminyak is the preferred destination for many tourists and expatriates in the Asia Pacific region who regularly return to Bali for work, holiday or simply to live.

Bugan Villas, which has grown to be one of the best known and most reputable developments on the island, lies in the center of the Seminyak hub. Bedrooms
The soft lighting and high ceilings create an intimate atmosphere. The furniture pack includes a black solid timber king size bed with night tables and a cream colored bed box. Soft lighting lends romance to the elegantly furnished bedrooms. Each bedroom has its own full sized private bathroom with indoor/outdoor showers and marble bath tubs, decorated with plants to give a natural feeling of bathing in the outdoors under a waterfall. Guests and owners can rest while enjoying the view of the peaceful lavish garden and swimming pool through the big crystal clear windows. The rooms all have air-conditioning, wooden ceiling, marble floors, and spacious wardrobes with built-in lighting.

Every bedroom is beautifully appointed with a range of beige, black, brown and tan fabrics in an interesting array of textures.

Bathrooms
All bedrooms enjoy full sized private en-suite bathrooms with marble bath tubs and indoor/outdoor showers, decorated with plants to give a natural feeling of bathing in the outdoors under a waterfall. The living and dining pavilion include grey marble, stacked slate and black granite. The kitchen is superbly appointed with European appliances including gas hob, electric oven and range hood. An island work bench provides an alternative eating area and breakfast bar, The generous open plan living/dining pavilion is air conditioned and can be fully enclosed with bi-fold doors. Clients who choose our furniture pack will benefit from the development process which has taken place over the past year and a half. Villa Mako

Villa Mako is a peaceful 3-bedroom retreat, complete with swimming pool, located in a quiet traditional village above a small river valley. The single-storey villa is neo-colonial in style, similar to the Dutch guesthouses of the Javanese and Malay hill stations, characterised by louvre shutters, old teak doors, and spectacular high wooden ceilings built of seasoned timbers. The eclectic interiors reflect the travels and passions of the owners, introducing Balinese and Javanese antiques, combined with a bold use of colour to create a very personal atmosphere.



Designed to maximise the natural light, and catch the cool breezes even at the hottest time of year, the property offers a blend of air-conditioned comfort and open-air tropical living. Its elevated position, meanwhile, affords beautiful open views over the pool to a jungle canopy against a backdrop of rice terraces.

Pool and Divan - Villa Mako

The furnishings and decorations include large mirrors, armchairs, cushions and loungers that focus on comfort as well as style. There are numerous relaxation areas, together with a huge amount of covered space, so guests will always find a private spot for peace and quiet. In fact, a large family or group of people could stay at the villa and still lose each other within its depths. In addition to this, guests have the choice of three different eating areas, all of which present a unique ambience.

An advanced water filter system is used throughout the villa, raising the quality of the tap water to provide a pure drinking water source in the kitchen, with drinking water also supplied to the bathrooms and bedrooms.

There is an on-site laundry and plenty of storage space for luggage.

Entrance
The villa is approached via a private driveway with a secure car parking area. Two Chinese welcome statues guard the entrance beside a set of double Balinese doors, which open to reveal a covered walkway with a pitched roof, ensuring that there is no danger of getting wet during the rainy season. The walkway circumvents a lotus pond complete with a bubbling water feature in its centre.

Kitchen
Unlike many villas in Bali, where the kitchen is tucked away at the back of the property, the large and immaculate open kitchen at Villa Mako is a feature in itself, situated on one side of the lotus pond. Cream terrazzo work surfaces are flanked by well-stocked glass-fronted cupboards full of sparkling tableware. The kitchen is fully equipped with a sizeable refrigerator, an oven with a large gas hob, and everything else that the staff will need to create delicious meals. Wayan is an excellent cook; a menu is provided showing the dishes that she can prepare, and she is also very happy to work with other recipes and ingredients.

Breakfast area
To one side of the kitchen, overlooking the lotus pond is a breakfast area. Javanese-style glass lanterns hang from the ceiling, together with paddle fans. The circular marble-topped breakfast table is flanked by six chairs with brightly coloured yellow green and orange cushions matched by a decorative panel on the wall. A guest washroom is located next door.

Media Room
Bordering the lotus pond is a cosy media room, reminiscent of a wooden chalet, and furnished with an oversized sofa with deep cushions in gorgeous shades of green, turquoise and orange. Colourful artwork adorns the walls, and there is also a sofa-bed, a leather lazy rocking chair, a double-decker coffee table, some attractive lamps, shelf units, and a leather woven mat on the floor. The room is built around four recycled timber pillars that support the roof. Folding doors open directly on to the lotus pond, so that the pavilion appears to float. Guests can relax in air conditioned comfort or they can open the doors wide and be cooled by ceiling fans and natural breezes.

The Media room is equipped with a TV together with DVD/CD players, and dial-up Internet access. A small Vaio laptop computer has been installed for those who would rather not bring their own. The high quality sound system is linked to speakers all around the villa, or alternatively music can simply be contained within the media room. There is a connection to the amp for those who want to listen to music stored on their personal iPods or laptops.

Main Hall
The central focus of the villa is the magnificent main hall, an expansive living and dining area with folding doors on either side that open wide to allow the cool breezes to circulate. The soaring roof in this splendid pavilion is 8.5 metres high, and supports paddle ceiling fans. The hall is furnished with a formal teak dining table that comfortably seats ten and is lit by pendulous globe-shaped lanterns. Traditional Indonesian artefacts are displayed on wall shelves, while chairs and a huge daybed, complete with an abundance of cushions, is positioned around a funky coffee table. Lamp-stands in the form of wooden Javanese statues, together with a huge, crystal wall mirror, complete the picture of luxury. Folding doors composed of wood and glass open onto a sunny Batu Yogya stone terrace, which doubles the living space of the hall making it a perfect venue for parties.

Bedrooms
Each of the three air-conditioned bedrooms presents a theme; each boasts an en-suite bathroom, and each is equipped with air-conditioning, ceiling fans, a mini-bar/fridge and safe deposit box. The two master bedrooms enjoy soaring roofs and magnificent views together with sunny balconies at the front, furnished with lazy chairs, overlooking the garden and pool. Fitted with ceiling fans, the balconies are great spots for relaxing with morning tea or afternoon cocktails.

The Bali Room is furnished with a super-king-size four-poster bed canopied with the traditional hand-woven textile known as ‘ikat’. The room features polished teak floors and French windows with louvre shutters, which open out onto the terrace and balcony. Antique furniture, bedside tables and lamps create a romantic ambience. Timeworn stained glass doors lead into a large dressing room with a Batu Yogya stone floor, a massage bed and an abundance of cupboards with antique louvre doors. This room can also be used for nursery, and a cot can be provided. Another colonial style door leads into the expansive cream-coloured terrazzo bathroom, featuring ‘his and hers’ washbasins resting upon a terrazzo vanity unit. There is also a huge wall mirror, hanging lamps, ceiling fans, an alcoved toilet, and a powerful overhead rainshower complemented by the thoughtful provision of a handheld shower. A glass skylight in the roof allows the sunlight to stream in above a sunken sculptured terrazzo bathtub, which is big enough for two. Decorative green bamboo trunks in terrazzo pots add to the tropical feel.

On the opposite side of the terrace, double doors open into the Colonial Room with its lovely polished teak floor, and a super-king-size four-poster bed with white drapes and snakeskin cushions. A gold-framed mirror hangs on the wall and French windows with louvre shutters enhance the colonial theme. The bedroom is furnished with a desk, armchairs, and an ottoman at the end of the bed, and there is a dressing area with fitted cupboards. The en-suite bathroom is L-shaped; fixtures and furnishings include an oversized sunken sculptured terrazzo bathtub, ‘his and hers’ washbasins, a toilet hidden within an alcove, hanging lamps, a rainshower with a handheld shower, a massage bed and ceiling fans. The bathroom has an open air feel, due to the provision of glass windows in the roof, maximising the natural light.

The Bamboo Room is accessed by double antique doors, and can be set up with two beds for younger guests or as double room. The en-suite cream terrazzo bathroom features twin washbasins, a toilet hidden within an alcove, ceiling fans, and a rainshower with a handheld shower. Glass windows in the roof maximise the natural light.

Garden & Pool
A wrought iron gate heralds the entrance to a central flight of steps leading down to the pool through an avenue of umbrella ferns. The beautiful garden then rolls down to a river located behind its boundary walls. The garden is dotted with sweet-scented frangipani and orchids, and bordered by mature trees including teak, coconut palms, and a towering breadfruit tree. On either side of the garden is a banana, palm and pandanus plantation.

Although the gate is an attractive feature in itself, this with an adjoining fence separates the main house from the pool to ensure the safety of any young children staying at the property.

The 18-metre mango-shaped swimming pool is 1.5 metres deep with a large platform area just 15 centimetres deep for kids. The cobalt-blue tiled pool is filled with light salt water instead of chlorine, and is equipped with an innovative filtering system utilising pure water from the villa’s own bore.

The stone pool terrace is furnished with six sunloungers, table and chairs, four large Balinese parasols, and two poolside statues of Balinese gods and goddesses. On one side is a barbeque ‘bale’ pavilion, with a thatched ‘alang alang’ roof, a dining table for six, a fridge, a fan, an intercom to the house, speakers for the sound system, and a sink. A washroom is located behind the pavilion, and the staff will prepare barbeques beside the pool. Additionally, there is a poolside reading bale, fitted with bamboo blinds, a fan, and a colourful mattress and cushions.

Twelve flaming torches at night cast a stunning reflection of the Balinese parasols within the still water of the pool, turning the scene into a romantic little paradise, serenaded by a chorus of frog song.

At the bottom of the garden is a rustic brick wall with a door opening onto the river bank; here guests will find a simple and private riverside bale, perfect for meditation. This is also the site of a holy spring, where offerings to the gods are made by the local villagers. Eighty metres along the river-bank is the village temple. Guests will be welcomed at temple festivals, some may even be lucky enough to witness a barong dance or other Hindu ceremony. The villa staff will be happy to help with ceremonial clothing and advice on etiquette.

Location
Villa Mako is hidden away in the traditional village Tiyingtukul, just five minutes’ drive from the beach at Canggu on Bali’s south west coast. This out of town setting offers the double attraction of being close to everything that guests might need, while also presenting a fascinating insight into the traditions of rural Bali. The neighbouring Echo Beach, with its world-class surf breaks and panoramic coastline views, is the place where the local community gathers in the evenings to watch the legendary sunsets. The trendy Seminyak area is just twenty minutes’ drive from the villa, presenting an exciting nightlife, together with an abundance of trendy boutiques, luxurious spas, and internationally acclaimed restaurants – including the famous ‘Ku Dé Ta’, ‘Kafé Warisan’, ‘Living Room’, ‘Hu’u’ and ‘La Lucciola’.

The location of Villa Mako offers easy access up to the mountains and rice terraces on the western slopes of the island, and is just twenty minutes’ drive from the Sunset Route, gateway to the eastern side of the island. The international airport is between twenty-five and thirty-five minutes’ drive depending on the traffic. The location is also convenient for all of the shopping malls and main tourist attractions. Easily accessible sporting amenities include the ‘Canggu Club’, just eight minutes’ away, and the nearby ‘Nirwana Bali Golf Course’. Designed by Greg Norman, this was voted the number 1 golf course in Indonesia; it is situated beside the dramatic, waved-lashed sea temple of Tanah Lot. Pool Villa - Villa D’Suite

Upon stepping into this villa, the immediate feeling is one of youthful energy and luxurious comfort. The villa’s designer touches are instantly evident from the very first sight; color combination of the walls and well placed, carefully selected art objects: modern painting and turn of the century Bali photographs on the walls, and primitive wood/stone carvings that sits on polished wood pedestals. Combined with refined designer furniture, and views of tropical greenery all around, Villa D’Suite permeates the new beat of Bali.

The modern touch continues into the garden and pool area, merging the inside of the house with the outside surroundings. Locally available volcanic stones called “Batu Candi” are used extensively through out the outdoor areas, a perfect example of how the use of natural materials can be adapted into a tropical contemporary design.

The lush tropical garden design takes on an almost geomantic approach, which compliments the contemporary design of the interior. Belonging mostly to the palm and heliconia species, the plants used through out the garden truly reflected the feeling of tropical living. Two “Batu Candi” sundecks rest at either side of the natural stone pool, one exposed to the sunlight, which is perfect for sunbathing, while the other placed under three mature trees, perfectly suited for lying under the shade for some long neglected siestas.

Roofed in traditional Balinese tile roof, Villa D’Suite is comprised of three bedrooms; two on either side of the semi-open living area flanked by a 2- tiered pond, and another to the one side of the air-conditioned living room. All three bedrooms have it’s own ensuite bathrooms and all equipped with 33-channeled cable TV.

The living areas of the villa are the best combination of both worlds: indoors and outdoors. The indoor living room is fully air-conditioned and houses the sofa area with audio-visual systems housed in cabinets. Entertainment facilities consist of a cable television, DVD player, and stereo system – also supplied are a selection of DVDs, books and board games. To the other end of this area sits a long, highly polished teak table that enables 8 to sit and dine comfortably. Behind the dinning table is the pantry with mini-bar, refrigerator, and sink. All around are ceiling to floor windows, which opens up to the semi-out door living area, effectively combines the two into one large living space. Here one finds a six-person round glass top table with comfortable rattan woven dinning chair. To the other side, a 2 piece matching rattan woven sofas is placed. With ceiling fans servicing both areas, this is a perfect place to spend a balmy Balinese afternoon, while listening to the flowing sounds of water coming from the circulating 2-tiered pond and the Jacuzzi further out.

All floors are made of white Terrazzo tiles divided by glass, which again shows the resourcefulness of the designer when it comes to the combination of materials used. The polished Terrazzos continue into the 3 air-conditioned bedrooms, where the feeling of tropical contemporary designs persevered, complete with a split-unit air conditioner, wooden built-in closets, a personal safety box and large windows and doors opening onto the garden or pool. All bedrooms feature ensuite bathrooms, which has separate shower and tub areas, and also uses Terrazzo through out the floor, tub and washbasin. All bedrooms are equipped with a cable television, making a lazy morning even harder to get up to.

This villa’s design accomplished in capturing what “Bali Modern” is all about: contemporary design, minimalism, space, and attention to detail. With its urban location on an almost beach front location, it is ideally situated for holiday makers who want to enjoy the best of what the Oberoi area has to offer.

Laksmana Garden Villas or ’LGV’ is a contemporary Balinese-style enclave of four private villas set within the luxurious Laksmana Villas private estate. Each villa features its own private swimming pool, and all villas are supported by an on-site, full service master kitchen, designed to look after all of the villas with a team of chefs who will prepare breakfast, lunch and dinner; the kitchen is operative 24 hours for the provision of snacks and refreshments.



Designed by Dean Kempnich, with landscaping by Anto Kusnanto, the LGV style blends modern Balinese architecture with minimalist design, local materials, colourful décor and sumptuous fabrics. All of the villas are completely self-contained and secure, heralded by welcome statues and chiselled paras-stone private entrances, which are linked by a walled lane lined with green foliage. All bedrooms have cable TV with DVD/CD players. Each villa boasts a separate staff entrance leading directly into the villa kitchen, allowing a greater element of privacy for the guests.

Pool Dining and Living - Laksmana Garden Villas

The close proximity of the four villas means that the enclave is ideal for larger groups of people, or families, who want to be close to each other while still retaining an element of independence and privacy. LGV presents a total of seven double air-conditioned bedrooms together with one study, four swimming pools and seven tropical bathrooms which, if rented as a block, can sleep fourteen adults and two children. The 2-bedroom Villa Kawi and the 1-bedroom Villa Solo can be joined to form a 3-bedroom villa.

The entrance to the complex features a spacious car parking area fringed by trees, a welcoming reception area, a security post, a guest toilet, and a business centre equipped with computers, Broadband Internet access, a fax machine and a photocopier for the use of the guests. Wireless Broadband Internet is accessible throughout the complex.

The three 2-bedroom villas, and one 1-bedroom villa are each comprised of two pavilions and a swimming pool nestled within a sunny, walled courtyard garden, planted with flowering trees and shrubs. Timber poolside sundecks are furnished with sunloungers and an umbrella, and stone-carved waterspouts provide the serene and constant sound of running water.

Each open-sided living and dining pavilion features a soaring roof supported by richly grained coconut wood pillars above a cool terrazzo floor. Ceiling fans and gentle breezes keep this area cool, and bamboo blinds can be dropped for privacy and shade. Looking out over the tropical garden and pool, this area is perfect for entertaining and enjoying the laid-back lifestyle for which Bali has become so famous. The pavilions are tastefully furnished with deeply cushioned rattan lounge suites, scatter cushions, coffee and dining tables, arching chrome standard lamps, original artwork and local artefacts. Each pavilion also integrates an open-plan kitchen, each equipped with a marble work top, a two-burner gas hob, a refrigerator, a microwave, shelves, storage cupboards, and a good range of utensils.

The stylish, air-conditioned bedrooms feature terrazzo floors and colourful artwork. Each is furnished with a canopied queen size bed, large comfy chairs, shelf units, table lamps, a teak desk, a wardrobe and deep pile floor rugs. Each is equipped with a flat screen cable TV, a DVD/CD player, a safe deposit box, and an STD telephone. The décor is complemented by sumptuous Jim Thomson silk bedcovers and cushions. As quoted by the architect Made Wijaya, "The design was inspired by Arne Hasselquist’s “David Bowie House” in Mustique, on which I had worked with Linda Garland. It is a water garden with pavilions on a view. I added elements of the Malay house, the Balinese Balé and the Baronial guesthouses of the hill stations in Dutch colonial times.” The house is very open, very transparent - the garden and scenic views are a treat as one moves around the detached palace.



The villa owners were very supportive of the idea of different atmospheres in each of the bedrooms, interspersed with tranquil and airy public areas. Morocco Berber rugs and lamps were imported to add color, and soften the predominantly stone and timber architecture.

Local sculptor Pintor Sirait worked on the suspended staircase and porte-cochere and Ubud-born artist Wayan Cemul carved all the bases of the stilt houses near the swimming pool. The compound houses an interesting collection of Indonesian ethnic art - both built in, as doors and windows, or as artwork accents from Sumba, Nias, Kalimantan and North Sumatra, and a wide range of quality ikat textiles used in the soft furnishings.

The private 13 mt infinity-edge lap pool runs between the living area and a large deck fitted with an outdoor dining table and lounges.

Whether the name Umah di Beji ("Bath of the Gods") refers to this five bedroom villa’s signature swimming pool, dramatic floating bathtub or the river that runs the entire length of the grounds is rather lost in the midst of time. What is certain is that this magnificent property represents one of Bali’s finest vacation properties that was featured in a Financial Times article regarding luxury villas in Bali.



Accessed via its own 150 metres driveway and bridge, Umah di Beji enjoys a most secluded location amongst the padi (rice) fields. The villa itself is set in a picturesque location, with gardens forming a natural amphitheatre. Various buildings, all with traditional Balinese alang-alang (thatch) roofs, frame the gardens and house the five king-sized suites. The mature garden and numerous water features range down towards the dramatic, lava rock swimming pool.

Swimming Pool - Umah di Beji

Umah di Beji is a magnificent, tranquil property of exceptional visual appeal. In fact, the size and design of the grounds provides for many secluded seating areas making this villa the perfect location for large groups of friends or family to congregate together or enjoy private holiday time.

A large pavilion houses the main living space; an elongated open-air living and dining room with the enclosed kitchen at one end. With room to easily accommodate a twelve-seat dining table, centered below a gorgeous teak chandelier, and an eclectic mix of sofas and easy chairs, you begin to get a sense of impressive scale. Complimentary antique pieces from Lombok and tasteful modern wall hangings combine to create an ideal location for entertaining large or small groups of guests. The state-of-the-art kitchen is usefully located directly off this area so staff can easily serve and clear.

An informal dining bale (Balinese gazebo) complete with a dining/games table and daybed is positioned atop the river bank, and makes the ideal spot for afternoon drinks and quiet repose. The sound of slow flowing water from the river below and the dancing of bamboos in the breeze provide a natural serenade. A massage bale, just in front, completes the ensemble.

The master suite is enclosed in a private structure at the edge of the property, with a wooden deck atop the riverbank and a comfortable daybed from which to treasure this natural retreat. The interior of the suite is the epitome of modern Chinese luxury, housed beneath a high, dramatic ceiling displaying the intricate craft of alang-alang. The room is dominated by an enormous bed that is headed by a full-length floral wall hanging framed by dark teak beams and a beautiful example of Chinese ceramic work. Overlooking the river is a corner lounge area with soft furnishings and a study room, featuring an impressive vase collection set in built-in wall boxes and a striking golden Buddha lamp.

In keeping with the overall style of the villa, water plays a key role in the opulent design of the en suite bathroom. The focal point is a teak bale housing a sunken Kerobokan stone bathtub flanked by male and female Pembantu (helper) statues. A rectangular lotus pond with stepping stone access surrounds the bale. At night, with candles, you almost feel like you are floating amongst the lilies as you soak away a hard days relaxing! There is also a shower room, a completely enclosed lawn area for private sunbathing and a separate decked bale, ideal for Ti Chi or meditation.

The second and third bedrooms share an outdoor lounge with natural furnishings and immaculate gardens. Both rooms also boast private terraces, including a breakfasting terrace in the third bedroom. The white washed rooms host examples of Indonesian batik designs and stamps. The second bedroom has a mosquito-canopied king-sized bed mounted on a teak platform and lavished with layers of white cushions. The third bedroom is of similar design with twin beds. Sandwiched between the Oriental glass doors of the bedrooms and en suite bathrooms, are dressing rooms with sunken square basins.

The fourth bedroom has a sumptuous four-poster bed and the interior design combines a mixture of woods and natural fiber furnishings. The structure housing bedroom five has ornate Balinese carved doors, a private seating deck overlooking the river valley and the rice terraces beyond. Furnishings include a teak four-poster and an antique mounted Javanese topeng (mask) set on the writing desk.

All bedrooms benefit from en suites which are among the best examples of all fresco bathrooms. Each boasts a sunken stone bathtub and gargoyle showers within a private garden where you can indulge the senses in a warm shower under a star-filled evening sky. All bedrooms are equipped with VCD players and sound systems can be found throughout the living and dining areas. The master bedroom boasts a DVD player.

The deep 15m x 5m infinity edged pool rises against the falling slope for dramatic effect. The strong cultural identity of Bali is based on a combination of closely related elements such as the unique religion, the language, the castes, the community life, the land cultivation and the expression of its art. Of the four castes, Brahmana, Satria and Wesia represent 10% of the population whereas the Sudras (the farmers and craftsmen) represent the great majority. The caste system, still very much alive today, regulates, apart from their religious power, the different levels of the Balinese language.


Although the official language is Bahasa Indonesia, Balinese remains the everyday dialect of the people of the island. Each Balinese belongs to his or her caste, but foremost to their community, which from birth to death regulates life in its social and religious aspects. Numerous ceremonies mark the progression of life, starting with the first birthday, 210 days after birth, which is the length of a Balinese year.

Childhood is treated with respect and gentleness until teen years, celebrated with the tooth filing ceremony. Marriage is the definite and official entry into the community of which every Balinese becomes an active member. Participation at the meetings of the "Banjar", (virtual local government which manages village life, from wedding ceremonies, cremations, village security and land transactions), is everyone's given duty.

The whole irrigation system, unique in the world, is managed by this

association whichensures the fair distribution of water, and carries out the ceremonial rites to the spirits of agriculture. This perfect organization makes the Balinese the best rice farmers of Indonesia. In this compact cultural unity, on ethnic group stands out: the Bali Aga. They are the descendants of the first inhabitants before the arrival of the Majapahit. Their customs, far from all Hindu influence, are believed to be of prehistorically origin. Arts, music, dance and their wove textiles are subject to specific rituals. The two best known Bali Aga villages are Tenganan, above Candi Dasa and Trunyan on Lake Batur.
